The Private Accommodation Office is located at the reception of the Adriatico Guesthouse. It assists visitors in finding and viewing private accommodation and signing contracts. Office hours are Monday to Friday from 09:00 to noon, e-mail: prvaccom@ictp.it

Applying for private accommodation

Fill in the form requesting private accommodation and send it to prvaccom@ictp.it. Since private accommodation cannot be arranged in advance, visitors must get in touch with the private accommodation office as soon as they arrive at ICTP. The Housing Office usually provides accommodation to visitors (for the first week) at one of the ICTP guesthouses. Visitors can then arrange for viewing apartments and signing contracts.

Information can be obtained from the service providers or the appropriate retail shops. For long-term visitors, getting a telephone and internet connection contract might be a worthwhile option.

Regular contracts
By Italian law a regular contract has to be signed between the parties (if the rental period exceeds one month) and registered at the Agenzia delle Entrate. While signing the contract, the tenant must have a "fiscal code" (codice fiscale). Landlords are responsible for preparing and registering the rental contract. The registration costs will be shared between the owner and the tenant (the cost depends on the monthly rent, with a minimum amount of €67). Stamp-duty charges (bolli) of €14.62/copy of the contract - minimum 2 copies are paid by the tenants.

When the contract terms are agreed upon, tenants must pay a deposit, which may vary from one to two months rent amount. This will be returned at the end of the rental period, provided the contract has been respected. The deposit may not be deducted from the last month's rent under any circumstances. Tenants are expected to provide passport details and their permanent home address.

Important rental information:

  • Monthly rents are always paid in advance. When payment is made, landlords should issue a receipt.
  • An insurance should be made to cover damages towards third parties and to the apartment. Tenants may contact the insurance company operating at the Fermi building or other insurance companies in town.
  • If a tenant plans to host guests, the landlord should be informed, especially if utility expenses are included in the rent. Landlords are responsible for all the people living in their house and must register the guests' information at the police station.
  • Tenants should inform the landlord in writing if they wish to terminate the contract before the agreed expiry date. Tenants have to pay the Italian tax of €67.00 for anticipated cancellation.
  • In many cases, the cleaning of the apartment is included in the monthly rent.

How to begin a contract with ACEGAS-APS (water, gas, electricity)

If contracts do not exist under the landlords' name, visitors should begin a new contract with the local utilities company, ACEGAS-APS, (Water, Electricity, Gas), by either contacting the company directly at Via dei Rettori, 1, (Mondays to Thursdays, from 08:15 till 16:15, Fridays from 08:15 till 13:00), or by calling the toll-free number: 800237313 (Mondays to Fridays from 08:00 till 17:00).

The company charges around €300 for drawing up the new contract; part of this amount is an advance towards the consumption, which will be deducted, from the last bill.

In order to open a contract a copy of the passport and codice fiscale will be required.

Bills are issued once every 2 months and it is important to respect the payment deadlines to avoid late charges.

Bills can be paid at any Italian Post Office or through the bank account by direct debit.

In case the utilities contracts are drawn under the landlord's name, visitors must check and note, together with the landlord, the meter readings at the time of signing the rental contract.

How to begin a contract with the telephone company

A telephone line is usually not provided in the apartments/rooms. Telephone companies can be contacted to begin a new contract. The cost for starting new contracts is around €150.
